4 POINT / WIND MITIGATION INSPECTION

A 4-point inspection for homes is a limited, focused inspection that evaluates four key areas of a property to assess its overall condition and safety. It's often required by insurance companies when a homeowner is seeking or renewing an insurance policy, especially for older homes. The four points typically covered in this inspection are:

  1. Roof: The condition of the roof, including its age, materials, and any signs of damage or wear. Inspectors check for missing shingles, leaks, or structural issues.
  2. Electrical System: The inspector checks the electrical panel, wiring, outlets, and breakers for safety, compliance with codes, and any potential fire hazards. The age and type of the electrical system are also evaluated, as outdated systems may need to be upgraded.
  3. Plumbing System: This includes evaluating the pipes, water heater, and fixtures. The inspector looks for leaks, water pressure, the condition of exposed pipes, and ensures the system is functional and safe.
  4. HVAC (Heating, Ventilation, and Air Conditioning): The inspector evaluates the heating and cooling systems to ensure they are operational and in good condition. This includes checking the furnace, air conditioner, ducts, and related components.

This inspection does not cover a detailed, comprehensive evaluation of the entire property, but it gives an insurance company or potential buyer a snapshot of the home's major systems.

WIND MITIGATION

A wind mitigation inspection evaluates a home’s ability to withstand high winds, particularly from hurricanes or severe storms. It’s commonly required by insurance companies to assess the risk of wind damage and can lead to discounts on homeowners insurance if the house has wind-resistant features.

Key Areas Checked:

  1. Roof Covering: The inspector examines the roof material (shingles, metal, tile) for wind resistance and ensures it is properly installed.
  2. Roof-to-Wall Connections: This checks how the roof is secured to the walls of the house. Strong connections, like hurricane straps or clips, help prevent the roof from being lifted off during a storm.
  3. Roof Deck Attachment: The inspector looks at how well the roof decking (plywood or boards) is attached to the frame of the house. Properly nailed or screwed decking reduces the risk of roof uplift.
  4. Windows and Doors: The inspection includes checking for impact-resistant windows or storm shutters that can resist flying debris and pressure from high winds.
  5. Garage Doors: Since garage doors are often a weak point, the inspector verifies if the door is reinforced to prevent it from being blown in during strong winds.
  6. Secondary Water Resistance: The inspector looks for extra measures to protect the home from leaks, such as a secondary water barrier under the roof, which helps prevent water from entering if wind-driven rain occurs.
