RESIDENTIAL HOME INSPECTIONS

RESIDENTIAL INSPECTIONS for HOME BUYERS & SELLERS

What is a home inspection?
Residential home inspections performed by Home Boss Inspection are a visual examination of the home's major structure, systems and components that are visible and safely accessible.  The Home Boss Inspector will provide you with a  digitally delivered report, the same day as the inspection,  which will  include photos and/or recommendations, of his or her findings of the inspection.

Why should I get a home inspection?
Buying a home is typically the biggest investment you will ever make, so it's important to get a home inspection because the inspector should be able to discover and document defects that may or may not be obvious to you as a prospective buyer.  Such defects can range from simple replacements or repairs, to severe damage or safety and health concerns. Additionally, most mortgage companies require a home inspection on a property before approving the home loan.

What happens if the inspection reveals problems?
If your home inspection reveals any problems, it is important to understand the severity of the defect. For example, a missing shingle or dirty air filter can be easily fixed at a low cost. However, if the defect is more extreme, such as a major foundation crack, wood-destroying organism infestation, or evidence of mold, you should find out how these problems can be addressed, and whether you can negotiate their cost with the seller.

Inspection Types :

-Buyers Inspection :  a through and professional evaluation of a home and its components,  conducted before a home  purchase is finalized , with the aim/goal to provide a buyer  with  a comprehensive  assessment  of a property’s  condition  to help a buyer make informed decisions.
-Pre-Listing Inspection :  A pre-listing inspection is an inspection requested by a seller,  prior to listing the home for sale. This inspection will help the seller identify potential issues and repairs that may affect the sale process.  This is easily the most underrated and underutilized inspection service.  This inspection is highly recommended for anyone selling a home.
-New Construction : The misconception is that since the home is new, it will not require an inspection. The reality, however, is that even new homes reveal defects, code violations, or properly installed  systems and/or components.  The bottom line is that homes are built by people And people can make mistakes, cut corners and/or forget things.
-11 Month Warranty : a professional and thorough inspection , performed on a newly constructed home near the end of its builder’s one-year warranty period. Most builders provide a one-year warranty to cover defects in workmanship, materials, or systems, and this inspection helps homeowners identify any issues that should be addressed before the warranty expires.

Condo Inspections :

At Home Boss Inspection, we focus exclusively on the interior of your condo unit. Our thorough inspection covers:

  • Plumbing: Checking for leaks and functionality.
  • Electrical: Inspecting wiring, outlets, and the panel.
  • HVAC: Ensuring heating and cooling systems work properly.
