CRAWL SPACE INSPECTIONS

Crawl space inspections are available as an add-on to residential and commercial property inspections.


Crawl spaces are often out of sight, but they can reveal important conditions that may not be visible from inside the property. Moisture, drainage problems, plumbing leaks, inadequate ventilation, and other conditions within a crawl space can contribute to wood deterioration, damaged insulation, pest activity, structural concerns, and indoor air-quality issues.


When safely accessible, our inspector enters and visually evaluates the crawl space, including accessible:

  • Foundation and structural components, including floor framing, joists, beams, support posts and piers
  • Moisture and drainage conditions, including signs of standing water, water intrusion, condensation, staining, excessive dampness, or poor drainage
  • Vapor barriers/ground coverings for visible gaps, tears, deterioration, or inadequate coverage
  • Ventilation or conditioning systems and visible conditions that may contribute to excess moisture
  • Insulation for missing, damaged, fallen, or moisture-affected areas
  • Plumbing components for visible leaks or other concerns
  • HVAC ductwork and mechanical components located within the crawl space
  • Accessible electrical components
  • Visible signs of wood deterioration, microbial-like growth, or pest/wood-destroying organism activity
  • Crawl space access and general conditions, including debris, vegetation, or other conditions that may affect the area



Why Is a Crawl Space Inspection Important?

Moisture is one of the biggest concerns in a crawl space. It can come from the soil, groundwater, rainwater intrusion, condensation, plumbing leaks, or HVAC condensate. If not properly managed, moisture can contribute to wood rot, mold or microbial growth, reduced insulation performance, pest activity, and deterioration of structural components.

Because air and moisture from the crawl space can also migrate into the building above, conditions underneath the property can affect more than just the foundation.



Detailed Reporting

Our findings are documented in your inspection report with photos and easy-to-understand comments, giving you a clearer picture of the conditions beneath the property and identifying areas that may warrant repair, maintenance, or further evaluation.


Crawl space inspections are available as an add-on for residential and commercial inspections.


For the safety of our inspectors, the crawl space must be safely accessible and have adequate clearance for entry and inspection. Areas that cannot be safely entered or reached due to limited access, standing water, obstructions, unsafe conditions, or insufficient clearance will be documented as limitations in the inspection report.
