A swimming pool can be one of the best features of a home but it also comes with equipment, electrical components, plumbing, safety features, and ongoing maintenance. 

At Home Boss Inspection, our pool inspections help buyers and homeowners better understand the visible condition and operation of these important components.

Our inspectors follow the InterNACHI® Pool and Spa Inspection Standards of Practice, providing a thorough, non-invasive visual inspection of the accessible pool systems and components.

During a pool  inspection, Home Boss Inspection evaluates accessible components including:

• Pool and (built in)spa interior surfaces, tile, coping, steps, handrails, and ladders
• Pool decking and surrounding walking surfaces
• Pumps, motors, filters, filter tanks, and gauges
• Accessible plumbing, piping, valves, drains, and skimmers
• Spa jets, nozzles, air controls, suction fittings, and spillover areas
• Pool heaters and heat pumps
• Accessible electrical components, switches, disconnects, timers, and controllers
• Visible bonding of pool equipment
• GFCI protection
• Pool lighting operation
• Fencing, barriers, and other visible safety features
• Visible signs of leaks in above-ground piping and equipment
• Water level
• Drainage, grading, vegetation, and retaining walls that may adversely affect the pool
• Accessible structures housing pool equipment

We also identify the type of pool or spa, filtration system, main drain configuration, pool heater energy source, and visible safety barriers.

Following the inspection, you’ll receive a detailed digital report with the pool add on service with photos and easy-to-understand comments documenting our observations. We’ll identify material defects and components that may need correction, repair, further evaluation, or maintenance so you can make more informed decisions about the property.

A pool inspection is a visual, non-invasive inspection of readily accessible components and is not the same as an evaluation by a pool contractor or engineer. We do not enter or drain the pool, disassemble equipment, inspect underground or concealed piping, or determine water chemistry or water quality. Systems that are shut down, inaccessible, winterized, or unable to be operated using normal controls may not be fully evaluated.
