A detached structure is a separate building that is not physically attached to the main home or building. Examples may include:
We highly recommend adding an inspection when a detached structure has electricity, plumbing, HVAC, gas, or other utilities. These buildings can contain many of the same components and potential concerns found in the primary property.
Depending on the structure, our inspector may evaluate accessible components such as the roof, exterior, foundation, structure, electrical system, plumbing, HVAC, doors, windows, interior, attic, and other installed systems and components.
A detached guest house, mother-in-law suite, ADU, or other structure designed as a separate living space—particularly one containing a kitchen, bathroom, and multiple residential systems—is not considered a standard detached structure add-on.
